creating impactful communities and helping you love where you call home

Here’s what you can expect when working with someone who follows less traditional (aka more modern) methods when it comes to strategically marketing your listing.
We utilize digital marketing strategies: We know how to position your home on social media in a way that will result in more eyeballs on your listing. We are also active on our social platforms which means we are continuously growing our network and stay connected with agents all over the country.
With having an active social media presence on platforms such as Instagram, we have the ability to connect with and reach more millennial home buyers which make up the largest share of home buyers at 38%, according to a report done by the National Association of Realtors.
We keep up with the latest design trends to give you the competitive advantage when it comes to prepping your home from sale. With our active social media presence, we have the ability to connect with and learn from interior designers right from our phones!
We know the importance of hiring a professional photographer to take our listing photos. We understand that the majority of buyers are first seeing your home online which means that is your first chance at capturing their attention. iPhone photos aren’t going to create the same demand that professionally done photos will.
We have a quick response time as we communicate via text and email while on the go and at home. Many areas are experiencing very limited inventory and an abundance of buyers looking for homes. This puts sellers in the driver’s seat but if you’re not hiring an agent that does what is necessary to capture the most buyers possible, you could be leaving money on the table.
With 45 million + millennials in prime first time home buying ages, the market could be more competitive for future homeowners shopping in entry level price points.
That doesn't mean you should press pause on your home buying goal, it just means you should equip yourself with the right tools.
One being: a modern agent!
The more prepared you can be ahead of time, the better. That means you'll want to meet with us and map out a plan ahead of time.
I know you've seen endless episodes of real estate TV shows on HGTV, follow bloggers who "sold their home on their own" and spend hours studying online real estate websites to see what homes are selling for and what the market is like.
You might feel like you have a good grip on how the whole selling your house thing works but here are 3 reasons why it's important to have an agent you can trust working in your best interest..
1. You can't call that online website or design blogger when you get 12 offers and have no idea how to choose the strongest one (it's about more than price and there are things you won't know how to interpret in that contract if you're not a professional).
2. That online website has never been inside of your house. It is absolutely impossible to rely solely on an estimate coming from the internet when pricing your home.
3. You'll never know if you're truly maximizing your sale price when you're doing this without the advice of a professional. There are multiple points within the transaction that can end up with you leaving money on the table that you didn't necessarily have to.
This just touches the surface of the importance of working with a licensed agent when selling your home. Here's the best news - I'm an open book. If you have a question, reach out and ask me. I'm happy to walk through different scenarios and show you what it could look like to have a modern agent working with you through your home sale (and why you're more likely to net more money in that scenario).

Curate a Spotify playlist of your favorite songs to listen to while driving 🎵 and hit the road! It's time for some research!
Start checking out locations you're interested in. The subdivisions, nearby amenities, where the schools are, how far it is from work. Scope out some specific neighborhoods you have in mind to make sure the layout and lots are desirable to you!
There's so much you can do to prepare for your home search before you actually start looking at houses. This will help increase your confidence when the time comes to lock in the home you love! It will also eliminate any surprises like "I didn't realize you could hear the freeway from this neighborhood, ugh!"
One of the biggest lessons I've learned is that buyers think they know exactly what they want until we actually start looking. Doing some pre-house hunting homework will help you decide if you absolutely love the area (as in YES I want to live here, there's a coffee shop in walking distance!) or "Actually, it's probably a little too busy for our family".
Have a conversation with a local lender. Don't be scared, you don't have to get pre-approved yet if you're not ready! Meeting with a lender will help get you prepared for how much you'll need to have saved, how you could potentially improve your credit score to lock in a better interest rate and all the financing details you'll need to know to buy with confidence!
Some of the expenses you’ll want to prepare for when house hunting go beyond the down payment (but the good news is, you don't need 20% down to qualify for a mortgage)!
Here are a few things you’ll want to keep in mind when budgeting for the home buying process.
🔍 Home Inspection ($400-500)
💰 Earnest Money (1-3% of the purchase price)
📊 Appraisal (Around $500)
🧾 Down Payment (Depending on the loan type you qualify for, this can vary but can be as low as 3% - check with a mortgage professional for exact numbers and percentages)!
💵 Closing Costs (Some of the items I mentioned above are part of your closing costs but the total closing costs may vary and can be determined by your lender)
🏡 Taxes & Homeowner's Insurance
